But I also talk to Lake Norman homeowners who've been burned by a management company that didn't deliver what was promised. Comparent, the largest directory of short-term rental property managers, currently lists seven companies for this immediate market alone.

Every one of them describes itself as full-service, revenue-focused, and locally expert. That language tells you almost nothing. What actually tells you something is public, verifiable data.

What the Public Data Actually Shows

AvantStay is the largest player in Lake Norman searches. It's a national platform managing thousands of properties across more than 140 destinations. Its 4.7 Airbnb rating spans roughly 65,000 reviews company-wide, which reflects national scale more than local depth. Ask how many local staff versus centralized systems actually run day-to-day operations here.

StayLakeNorman has managed high-end lakefront properties since 2015. It's one of the more established boutique operators in this market. Self-reported figures put average gross revenue around $200,000 annually, with some top properties reportedly reaching the $400,000s. Those numbers are self-supplied, not independently verified, which is true across most of this industry, mine included. Ask for a reference call with a current owner before taking any revenue claim at face value.

Avanza Vacations is us. Our Comparent listing currently shows a 5.0 owner rating and a 5.0 Airbnb rating across 121 reviews, plus a 4.9 average on Google. Properties we've taken over have averaged 30% more revenue in their first 12 months, based on our own before-and-after tracking. Verify this kind of claim with any company rather than taking it on faith. We also have many more reviews on Airbnb and Vrbo than what's shown because our owners own their own reviews on their own account (a differentiator).  We're smaller than AvantStay by review volume, the honest tradeoff of being a local operator instead of a national platform.  Asked to speak to a current client.

Southern Charm Realty & Retreats was formed in 2018 and manages both long-term and short-term rentals. That's a different model than a company focused exclusively on vacation rentals. Its Airbnb rating sits at 4.8 across 573 reviews, one of the stronger review volumes among local operators.

Grand Welcome and CoHost USA round out the market. Grand Welcome positions around national brand support paired with local franchisees. CoHost USA is a Charlotte-based full-service operator. Both have thinner public review data available at the time of writing. That's not necessarily a red flag, but it does mean asking directly for references rather than relying on published numbers.

The Criteria That Actually Matter

Strip away the marketing language and a handful of things are actually worth comparing.

Revenue performance. Ask how the revenue of each property they manage compares to the comparable properties in the area.  A great stat to ask for is what revenue improvement have their properties seen in the first year versus the previous year under different management.  This will be the best indication as to how good a job they do, as it's a true apples-to-apples comparison.

Review consistency across platforms. A great Comparent profile with no verifiable Airbnb or Google history is curated data. Look for the same story told across at least two independent platforms.

Local presence versus centralized systems. Ask who handles a maintenance call on off hours, a company team member or a large call center managing many markets. This matters on a lake, where dock issues, hot tubs, and boat access come up constantly outside business hours.

Portfolio size.  The number of properties managed by a company matters. The more properties managed, the less personalization and customization is applied to each home. The more cookie-cutter of an approach is used.  And to get the most from a single property, having a targeted customized approach yields better performance. 

Fee transparency. Get the full fee structure in writing before signing anything, not just the headline management percentage.
